Universities are going to make money, your best bet is to play the game with them and sometimes you can't b/c they simply control the market too much.

In other words, prospects are cold/warm and leads are hot. 

I am now 29 years old and I just recently graduated from San Diego State University this last December.  

But overall a great place to live.No state income tax, great job market, warm weather year round. 8 our of 25 of Forbes’ 2018 America’s fastest growing cities are in Florida.Brian

The room is closer to the campus and right in the university's commercial centre (so better location and maybe better condition).

Lane, Here in Mobile, AL apartment living is popular being that we have several universities in town.  

I also see more targeted investment plays around our exploding universities (ASU in Tempe, ASU and UofA in downtown Phoenix, and Grand Canyon University in NW Phoenix).
