In SA I have a very tight connection at the military installation housing and one of my potential plans is just to somewhat cater to covering STR needs for transitioning Soldiers, this should keep me in a decent standing profitting and goal is to save up for either a MF or a home or two there for rentals. 

My wife and I are excited as today we have our inspection on our property we look forward to owning and one day renting out or doing a 1031 exchange but before all that we’d like to gain more knowledge on how we transition our current home to a rental property.

Between purchase and possession, they've transitioned to a significantly more strict HOA.  

I currently own a few LTR properties, 2 specifically- i was hoping to transition to STR.

I'd consider transitioning to a location where you can buy several properties with that $150K and they all cash flow. 

If I had good looking/good quality laminate in one room, I'd just leave it there, put a transition on it to get you to the hardwood and go from there.Third, all of this depends on where you are renting and what quality housing you are renting.

@MJ Kim there is still opportunity in the Columbus market...we have enormous transition across entire zip codes...if you are willing to assume some level of risk, can connect with a great team, and undertake a renovation and stabilization effort, you can do well.

COVID has laid the hurt on my businesses since before it hit the US and I’ve just been learning and transitioning focus and time to other things.

The coal mines will be closed in a few years and from what I can tell the rental market is pretty soft and inexpensive right now as people leave a town in transition. 

I was initially thinking one of the light gray vinyl plank choices, but wondering if that would clash with the existing flooring at the transition (by the breakfast bar in the photos) Any advice would be appreciated!
