It's 2018, and property prices are still trading way, way below their 1989 peak, even in Tokyo, which has solid population growth even though the country overall is shrinking.  

I am willing to trade knowledge for knowledge.

He's got really clever subject lines tho so I open every one of um. its the high desert western desert land game.. there was about 2 to 3 million lots created in SO CAL AZ  NM  TEXAS N CAat the turn of the century through about the 50s before the subdivision map act came into play.. they have been traded around in tax sales for the last 100 years.. there are a few gurus who sell a course how to buy and sell .. but its an old old old old game nothing new.buy at tax sale for 100 dollars (literally) sell on contract for 500 dollars 20 dollars down 10 a month.. if they make it one year you doubled your money. and because the price point is so low no one cares about title insurance its just deeds being swapped.. its the business I grew up in..

For instance, in Berwyn where I have been investing, a lot of small multi units are trading at 1% to 1.2%.

Looking to get a rental or two with my current cash pile, I do not believe in a direction at this point in stocks, crypto, or most commodities, so I am not trading them.

Christmas valley is one acre or larger tracts.. also were your seeing the Hawaii eruptions those are all antiquated massive subdivisions built on a grid on the lava flows. those lots have been traded for ever as well although created the late 50s.. 

A turnkey real estate opportunity will generally water down your return somewhat, but that cost is a trade-off for leveraging the expertise of a professional real estate asset manager.
