Most BiggerPockets investors I know are tracking a subset of properties, concentrating on barometers like days on market and price reductions, and keeping their “powder dry” as they wait to strike.Whether to pick up short-term rentals or long-term rentals, investor interest is growing as prices decline.

Solar panels definitely add a level of complexity for realtors, but I don't think it's as cut and dry as "they're good" or "they're bad".  

Many of these things (driving for dollars, foreclosures, distressed sellers, etc) have essentially dried up with the upswing in property values in the past 2-5 years. 

San Antonio’s soil gets extremely dry and can crack in the summer.

I need to know how much dry powder I have, and get myself set up.

@Alex Skeg Many investors are looking forward to the opportunities on the horizon in terms of interest rates pulling down prices, increase in foreclosures, panic sales, etc and therefore they are looking to stack as much dry powder as they can to take advantage in the near future. 

A plumber wanted somewhere between 4k and 5k for the job.Now, it could be something as simple as a leaky gas pet **** by the stove, the older ones dry out and develop leaks, a super cheap fix and maybe the guy that said it's the stove is in the wrong. 

If things get really bad, you might have to remove part of the LVP and dry the subfloor out, but in our cases the water has caused us zero issues. 

My initial motivation stems from the dream of being an entrepreneur who works for themselves and schedules their own life, not an employee but an EMPLOYER.HOWEVER, hard work gets everyone tired and with fatigue and exhaustion we all lose a piece of that motivation, what keeps me going is surrounding myself with other investors, seeing people of all different walks of life come into this industry and creating success, makes me think, why not me?

I dry their houses out or remove mold damaged and fire damaged materials, then we work together to restore their homes to almost brand new.
