The Denver market has been heated for several years now and you may not be able to count on it to appreciate at the rate it has been. 

The issue is that it is a Bi-level and the appraiser isn't counting the downstairs as Living space even though there is a master bedroom full master bathroom and powder room.

I think if you take a HELOC that would count against your Debt to Income ratio and might affect your borrowing capability.

If the tenant paid mon/tues, it might not hit your account until the following monday since the weekend days dont count against the waiting period.

@Ian Whiteman I believe that for mortgages you have a 30 day window where you can have various inquiries that will only count as one on your credit, because the credit bureaus know you need to shop around. 

A while back they put the device that counts cars go down the street and I noticed some weird spray paint lines on my side walk and the intersection.
