In our state (Washington) you must send the lease non renewals 60 days in advance and they have to be served (posted at house and mailed).

After the leases are up (or if they are month to month), serve the tenant for 30 days and renovate each unit. 

Again, no expert, but I'm sure you could find a few on this site that are familiar with that process.If you're looking for day 1 cash flow, you can probably find a better market.

Don't know much about it other than the fact that it has about 1000 open grave sites and they also bring in revenue through digging and maintenance.

Since your not on site my fear is the risk in finding the right people that will be honest with you.
