I have had this happen to me in Texas a bunch... so I no longer work in that state... apprasiers are not staying up with market.. unless you have a semi in your pocket type situation.

.- Inspections can be rough, they will not let you buy anything that isn't semi turn key for an FHA.- Look into 203k loans, it basically builds your rehab budget on an FHA property into the loan price, so if you buy a home that is 200k, and want 30k to rehab, you pay 3.5% of 230k.

I did read that you can use advanced workflows to create buttons in podio and have a semi-auto setup, but the few sites i found that people talked about making it work outside of paying the $120+ for globiflow seemed to feel like its very limited.

I like tax delinquent in some markets.. for instance each year we can easily buy 10 to 30 properties in 2 weeks prior to the Memphis tax sale by knocking doors.. usually semi to full hood stuff but we just off load it

If it can be engineered in a semi controlled manner, that would be ideal  but usually when a country goes through hyperinflation it's pretty chaotic, and hard to control.

It was semi-furnished, utilities paid by tenant, about 60 years old, but was renovated about 5 years ago (not the greatest reno), single garage, in-ground pool (nothing luxurious, pretty basic).
