What would be a good strategy if an investor changed jobs / had a 1-time cash event that: (a) resulted in an $8,000 increase to monthly income (without a change in living style) and/or (b) received $1m without having any debt to repay, so the money was entirely free for investing?

It is free and has local investors interviewed podcast style along with networking opportunities, Its on the second thursday of the month.

I often see people post asking if they should pay down a mortgage or their student loans/car/credit card. And often times a reply says something to the tune of pay down the credit card because the interest is +10% and...

I know I could go drive around and write addresses down, but I will only have 2 days a week/ 3 hours at a time to do this, with my busy life style  I think batch will probably be best because it already has everything integrated into their system.3rd. when using services what works best? 

The marketing "tactics" (I call them tactics because most use them as that, but good people market their brand or style, even in investing) are generally marketed toward systems for investors and then they create your marketing to investors which isn't great.

Not everything can be hired out.Overall I'm pleasantly surprised by the responses about acting above board and not sacrificing morals to get ahead in RE.

Are you looking for a broker that does fannie/freddie residential or more of a commercial style broker who does 30 year loans with no income verification, no limit on the # of financed properties, LLC is fine, etc etc?

Looking to find someone who has been successful with using 15 year mortgages and sacrificing cash flow those 15 years for free and clear monthly payments after the 15 years are up.

So much for sacrificing living at home to try to get ahead in the real estate game.
