I was absolutely blown away at the thousands upon thousands of colour choices that one has, but was relieved when I finally managed to match my tile colour with a wall and cabnet paint.I am pretty excited to see how this beautiful kitchen island will fit into the overall design, and am really chuffed as to how this has come out.

.- Someone who has an EXTENSIVE network of contacts (builders, contractors, legal) to get me in touch with (not a 1-deep list of overpriced buddies, people with solid references and track records).  

It is impractical to comment on your idea of "should be able to sell sooner rather than later" and "not take such a deep discount".  

You would have to have deep pockets for this one.

So over the years i have been pondering real estate( at first because my grandad owned 15 houses) so this past year i have dove deep into learning what i can... the other day i asked my grandma if i could possibly take a rent house off their hands (grandad had a stroke).

I don't have any reason to try and change your mind; but sometimes a listening ear helps to relieve the stress of it all.

@Chris Clothier  my points are directed at ANY mid west deep south rust belt major city and sub 50k rentals  it goes to the very long debates we have on BP about the risks involved with these homes... in some markets just a touch higher will pop you into something safer but in general.. as you state its not reality that ANY rental in almost any part of the country will perform to the degree that one can count on consistent reliable non interrupted income stream... that's my point.. so when you have folks think they can buy 10 like the OP said and get 4k a month like its a bank CD they need to understand you you and others point out it just does not work that way.

Growing up, I had always been a hard worker, but I also had many deep-seated fears of failure that held me back from pushing myself out of my ‘comfort zone.’

Look at the pricing, if it's dirt cheap and the ad look professionally laid out,and you must place ads as well saying things like deep discount properties  in(your area) or cheap wholesale properties available in (your area).

Also, you may want to consider getting properties that meet your quick and dirty math under contract first and then do your deep dive during your option period.
