That's solid adviceI just need a sanity check to make sure this is worth pursuing, a valid pattern/architecture, and worth the squeeze.Since I get to create an entity structure from scratch I want to do it right and fully understand what I'm getting into.I might be over thinking this by planning for too much at once?
Peter Morgan Let tenants be friends among themselves ?

A pattern I have been noticing for quite sometime now my older tenant generally tends to get overly sweet with any other new tenant I get and sort of wins their ‘allegiance’ to the extent it starts feeling like the older tenant is the landlord and they are in total control. This tenant even helped plan a ‘great escape’ with my prior tenant with a shortest possible notice during this pandemic, while I was out of station for an extended time.I am not a domineering kind of landlord and very flexible with the terms, I was very surprised back then as the tenant could have easily given me ample heads up before moving out.Fortunately it all ended well as I could find another tenant fairly quickly but what concerns me now is this overly sweet behavior of my older tenant with the new comer that can potentially disrupt my relationship yet again.Am I overthinking on this?

Many PMC's don't take the time to track mainteannce history to see if issues are repeated or otherwise have a pattern - even if that pattern is just a bad tenant. So, have a 30 minute chat with your current PMC and ask them to put together a maintenance history for you to review with them.

It is 100% waterproof, you can pick it up and relay it if you had to, and holds up nicely against scratches and things like that especially if you get something with a random pattern (I like a heavy wood grain look).

Hi everyone & thanks in advance for any and all suggestions here;Usually I'm on the answering side of things, so this is out of pattern for me, I'll admit = ) In design ideas for flips and rehab work, I've never encountered an issue with design ideas and what end users will find appealing- thankfully.
Bryan Danger Exit Strategy/What's your "number"?

After going through all the replies to this post, it seems to be a recurring pattern that people start here to achieve financial independence only to learn that RE investing offers such a plethora of ways to make a living that can appeal to all types of personalities (introverted, extroverted, narcissistic, obsessive-compulsive *haha) and in the end they find they would prefer to continue down the RE path.I wouldn't say so much that people here on BP get 'stuck in the cycle' as much as people here on BP end up discovering something about RE that they are truly passionate about - it's a beautiful thing!
