@Gregory Schwartz I went with Monday.com software because that's what my boss decided we were going to use, lol.

We have had multiple phone calls with all parties, and our owner has taken time to personally speak with him as well.

My other recommendation is once you decide in a budget and a couple criteria get a really good realtor.

Ask to speak with some of their current owners and current/former tenants.

I listed it for a month, then decided that cashflow would be strong with the current mortgage.

As you indicated, make sure you leave something in the plan for contingencies (absolute minimum of 10%), and keep in mind the cost to hold during the time it's under construction and being marketed.Make a plan, check it twice, and decide if it's worth the effort.
