I’m hoping some people will help me with rendering/modeling exterior paint colors for my house (using some kind of software/app).

I use 8% for modeling and it’s a little lower (hovers between 4%-5%) but I don’t know Overland Park nor do I know where you want to invest.As for maintenance, I’ll just say 5%-10%.

I don't know how scalable our model is for you, but we plan to continue this approach. 

So it’s a little easier to model what “downside risk” looks like for me.

Of course they had a very articulate individual on the sales end who was able to sell me on their business model.

Your lawyer should cost $25-50k, accountant 20k, insurance 10k, rent, marketing material, sales staff, etc.While the 2/20 model has largely disappeared, you need to make enough on your deals to make the upfront capital outlay worth it.
