As long as you increase and are still under what they can easily find elsewhere the tenants may complain, but they probably aren't going to want to leave so badly that they will pack up the moving truck and agree to pay $50-100/month more for a new apartment and the opportunity to lug a couch, washer, and dryer on an off of a moving truck in the middle of summer.

The usual stuff gets left all the time couches, dressers, tables, mattresses etc...We were getting killed on dump fees as there is a minimum fee every time you bring the truck in.
