And if you think your installers are "oh so dedicated" to you that they won't talk, lol, yeah just have 1 bad event happen that pulls that thread and find out just how fast they flip on you, throw ya under the bus, and clap along singing a song as they drive over you with it.

I got my license at 18 and my brokers at 20 so I have been an independent broker in 3 states for going on 47 years now.. so thats an option.. takes time to build a rolodex  ( thats old school for client list) but once you do RE becomes almost all referral based .

They had lived in for 30 years for next to nothing.I bought the house for a song because I knew there were 2 tax deeds in the chain of title.

Every day your house isn't listed thats a day you forgo potentially getting your asking price. 

Forgoing protections like appraisal and inspection contingencies can quickly turn your dream home into a nightmare experience.
