I didn't think of newspapers...and perfect for older boomers who would likely want to carry...and For rent by owner sounds good too...nice...no magic beans, but sounds like at least seeds to start a garden....

Seriously, all the other red flags aside, if the tenant were to put in an above-ground poolyou would eventually have to re-sod (or at least re-seed) the footprint left in your lawn.

The key is what is your risk level, I agree with your mentor that money pulled in a re finance has to be put back into more property, (otherwise you are eating your seed).
