@Justin Fingers I am not sure what state this is in but in Florida, even if the property was left to the son it still would've needed a probate done before he could've sold it to you.

I'm crossing my fingers we can win in court filing for non monetary reasons.

No claims yet (fingers crossed), so I can't provide insight on the claims process. 

My top three goals are cashflow, cashflow, and cashflow so I personally would not be okay with negative cashflow now and keeping my fingers crossed that the unit will produce in the future. - Remember that if the numbers don't work then its not a deal - and most listings are not deals.

Also, remember that they may not have their dishware unpacked yet, so finger-friendly food is a good way to go.
