But everyone has made some great points about how else they could "work". 

Dumb mailers mail an off-the-shelf, stock letter by someone else, and do it just once and no follow up.

Like @Carlos Valencia mentioned, its good to consult with your lender to see what else is needed prior to reaching clear to close or CTC on your file.

Beyond that, I don't know what else to do other than read all I can on BP, attend some meetups and start researching properties.

You fix it, Not really sure what else to say? 

For example, at two events in the past week I met: a Dr. couple looking to get into investing, someone with four houses, someone with two duplexes, someone with a title company and 64 doors, someone with a couple apartment buildings and a winery, someone else with a title company and a parking lot striping company.

This is what I was thinking needed to be done already so it's nice to have someone else verify that I'm on the right path (for the most part).
