If we waited till they were 2 months behind, that would end up being 4 months lost rent PLUS court, constable, lock change and other costs.

If so, it would be incredibly rare for a bank to lend money on a land locked property....if so, move on.  

Are we locked into paying the initial contracted amount since we signed the document? 

I have also had issues about a non-tenant locking out a tenant. 

They said over a month ago that the locks would be changed and nothing. 

The only reason my realtor wasn't involved, the potential renters drove by the address and called his number from the for sale sign.The obvious first thing to do is get his lock box off (I have seen a flip where they broke the lock box for a rental scam).
