Amazing how tenants can ruin, stain and destroy carpet in a room where they primarily sleep, but they do.LVP is waterproof, durable and inexpensive.

As a buy and hold, I like the multifamily (but more power to you if you have a good cash flowing, durable, low maintenance single family), but then on appreciation and marketability, it is hard to beat the well located single family...Not to get off topic, but some people even like condos (I have a couple as marginal rentals and a few others on BP do, too, and some of the above apply but issues like dues and assessments are issues as is HOA red tape)..Lots of BP forums on this topic from the past, too, I see for you to mine for more details.Best of luck

If you put in higher-quality floors, say, under carpet, and do high-quality tile throughout, you would have a durable product that might only require a low-dollar refresh when it comes time to sell.In any case, sounds exciting and I'd love to know what you decide!

The laminate w/installation is costing us about twice what carpet would have been - IMO, totally worth it from a durability and aesthetics standpoint.
