Work is pretty basic, mostly wall repair and paint, some hardwood refinishing, installation of new toilet, and vanity, refinishing of a tub and removal of vines from the stucco on the outside of the home.

But I agree fix the issues at hand, do some cosmetic upgrades (paint floor lighting kitchen and bath) and should be able to sell it for a profit

This was a personal project where I did majority of the work myself (hung all drywall...140 sheets, gutted it, painted it, you name it) I brought my crew in to put on the finishing touches.

As several people have mentioned, Detroit is composed of micro-markets.

If comps vary due to condition rank the condition of the ones that are livable. is it very dated,  needs fresh paint and carpets or is it fully renovated.

I'm empathetic to you people trying to run an ethical business to provide for your families and have to constantly be painted as the "greedy landlord" for trying to make a living. 

After sending the security deposit with deductions for: holes in walls for TV mont, paint cost for kid writing on the wall, damage door knobs and damage to the flat kitchen drawer the tenant wants his full security deposit back stating because he was living there before I brought property and because the damage were already there.

Dealing with lead paint is one particular thing I have seen first time flipper totally miss and see them taking short cuts that eventually come back to bite them.

General stuff like replace floor, carpet to vinyl floor , painting wall , kitchen cabinet, repair, replace tub ,..,, small minor stuff .
