Additionally any repairs that need to be made will have to be paid out of your self-directed IRA in proportion with the percentage split of the property that your self-directed IRA owns, so make sure you have a reserve amount available (if you pay for any repairs "out of pocket" this can jeopardize the status of your IRA.)

Personally, I'm more of a 'hands on' type of investor and I think the real value you build with real estate is directly proportional to the amount of work (or money) you're willing to put in.

That's a great question and I would like to see the official answer myself.From my experience, I thought asset managers were paid in proportion to their level of stupidity and incompetence.

It's challenging to lease homes in this price range, because the rents rarely scale.In my market, for example, a $200K home might lease for $1800, but a $400K home won't get you the $3600 in rent you'd need just to maintain the exact same cash-on-cash return (assuming all expenses are proportional to price).
