A duplex or ADU could work, I was interested in single family houses because in some locations Duplex's/ADUs are less common and SFH typically cost less.

As long as you give the proper notice to the tenants, you should be fine. 

I also notice a lot of people from Chicago moving into the area (myself included) due to the movement towards remote work, although this is anecdotal evidence.

PM only put a 3 day notice on their door a few days ago, and continues to just ask them to pay rent and let them make excuses.
