I do not personally sell on owner financing, but if I did, everyone in the land investing niche would advise me to handle it like that.In the land investing niche it is common to sell properties outside of a title company.  

The way I look at things is that all capital allocators are spread traders underneath it all, maybe real estate more so because of our common sources of funds. 

(which were commonly 18%+ at the time).The mechanics of getting a cash advance on an unsecured credit line have not changed (much) in forty years.

I suspect an experienced local investor would not be scared off by this house because they could physically see and understand how to address the issues in a common sense affordable way.

Fat forward to today I have a good amount of money saved for repairs that I haven’t contributed to.

Is that reasonable and common?  

Common investment choices include rentals, private placements, tax liens, precious metals, crypto, private businesses, etc. 

Almost everyone within the commercial real estate investing realm shares a common misconception involving 1031 exchanges.

A market is defined by common properties, of the same size and type, within a specific area. 

Hope there isn't too much exposure but wouldn't surprise me if somebody ends up with a fat fine from the SEC after this....
