I find out what house in the area sold for in the last 2 months and start there then after subtracting what I want to make off of the house.Then closing rehab ,holding cost and all other cost marketing and oops. then I come up with my top offer once I have my top offer I start making my bid if I get the house I make it the best house on the block I want my house to look the best and be the best one on the block so buyers will want it over others in the area.

If you lose the case you can be blocked from any eviction for X months (retaliation is assumed).Your ownership does not provide you with full control once you have a tenant.

The last response is true.people will send you their list unblocked.When you send out your emails, make sure to block (BCC)your contacts.Your buyers list is your "money", and as you've seenonce you've given them away (on purpuse or accident)someone else will use them, and you won't get paid from it.Another tip, when out riding, and you see a rehab under way.Stop and talk a bit.If he's/she's doing a rehab, they might be a buyer,and they might be buying soon again.

Still, I suppose I could have credited the post- and now I have.I'm buying a house and five acres in southern IL right now for $15K-- all seller financed; another two lots (with a shack) a few blocks away for $5,500.Those two will be done and rented for less than $10K in rehab for both.

House happens to be only a couple of blocks from my house & I know a couple of houses in the neighborhood sold recently for 120-130,000 & they were smaller.Does the FHA non-insurable mean that it does not pass code for FHA to approve a mortgage?

If they're tucked out of the way, and are blocked off to avoid anyone stepping on them, they should be fine.Both the wall and the floor units must be properly vented.

From my drive-by it looks like the "worst property on a good block"; not in disrepair just a little unkept; ugly mailboxes, dirty siding; leaves not picked up; no sign, very little landscaping.According to local banks, cap rates on deals are 8.5% on the low side to 10.5% in the mid-high side.What would you guys offer?
