Teach them to make offers for you subject to your inspection.....let auto pilot investing work for you, (make sure you respect them and pay them a fee for their research......don't be cheap!)

I am currently a Mechanical Engineer, and I practice Brazilian Jiu Jitsu in my spare time.Long term, I would like to build passive income through buy and hold properties to eventually replace my work income.

I did pull enough out early on to pay off my own home, so I am currently debt free besides my 0% apr auto loan.My plan is to learn as much as possible here on BP and diversify a big chunk of what's left over into local real estate.

I would love any advice on systems that experience and seasoned wholesalers have implemented that consistently brought results.I understand the need for persistence, as well as, a somewhat mechanical plan that I need to develop.

I have owned my own wholesale auto business since where I buy , rehab, and flip cars just the same as many do with property.

The only mechanicals that were done was a new furnace install. 

My over head runs around 24% on every job for fuel, general liability and commercial auto insurance, workmen's comp,etc....  

Look at auto subprime, student debt subprime, oil subprime.  

The local economy still seems to be struggling with the auto industry recession.
