It sounds elitist but someone suggested making a forum only for "professionals" (vs. the simple pay-for 'pro' designation which doesn't say anything about your experience). 

We also saw some flaws in the property (design and nondesirable) that some tenants coming through began pointing out.

I've searched around and came across a few poorly designed websites on Google with no reviews anywhere who offer the rental listings.

If I hire an architect to help design & permits, get the foundation done by a licensed contractor, have Tuff Shed build the shell (they install it too), and if you can hire out subs to finish up the rest like electrical, plumbing, HVAC, flooring etc.. would self managing the project work?

It really would be more of a watch the place, let subs in as needed, cut the grass in the summer and be the designated person my homeowner's insurance agent told me I would need if I would be living out of state. 

Your gut should only be looking for the bad, ignore any good feelings.You need to understand that the entire process of screening is designed to find reasons to reject all applicants not to find reasons to accept them.
