@John Woodrich You don't think 12 yr old furnace, roof, water heaters, etc is going to to need replacing in the next couple years?

Trusting some of the people I rent to to make sure a pilot light stays on or my investment burns down...no, that would not be wise.

I haven't had any luck yet, but again it's another avenue to to try to create a deal that isn't being viewed by the masses.   

Also, What else can I report to to ensure this eviction goes on his history.

Does anyone have any experience on this or have a recommendation who to reach out to to get liability insurance  on it? 

Utilize your scope of work to to bid out specific tasks to receive estimates on the project.

Also when I finally get them to court they did everything in their power to  to try to make me look like a slum lord in front of the judge after i had been trying to work with them so that they could have a place to stay.

If you want to go slow and play it safe then I suggest you go to real estate school but if you want to to burn rubber then jump in the pool.

This would be a good time to verify where they are moving to (to mail their damage deposit to them), and where they work.
