Horse shoe pits, a curved flower garden path leading to a gazebo or secluded seating area, patio. stay away from any fire or water elements for liability reasons, just make it fun and enjoyable for the tenants.

If a tenant didn't pay attention and use the wrong detergent it could be an issue, so perhaps I need to supply the detergent, which adds to my cost.Of course, I could consider a coin op, but...My gut instinct is to just get another standard cheap work horse washer, and keep it simple, and put in a 10 gallon heater.

We live in the Jet age not the horse and wagon age or the age of taking a steamer around the horn. 

You don't only NOT need the mentorship, I can PROMISE you, they will teach you horse crap.

@Jon Saputo   one way you can probably get this information from the horse's mouth is to go to any one of the plethora of RE investing clubs in the greater LA basin and just network with other attendee's there will no doubt be many who have purchased out of state and would be able to give you feedback..

But I enjoy reading (about how to be successful in real estate and self improvement books), working out, yoga, I'm an avid cook, I volunteer at a horse farm (planning on getting back into riding and competing in the relatively near future), getting into autocross, and getting into poker.
