BFE = Base Flood Elevation. 

My home is on the upper part of the hill, so my property sits on a bit of a higher elevation in contrast to the neighboring home, but the retaining wall runs along both of our property lines.Back in 2018, I had some damage due to a hurricane and a large tree that was in my yard fell on my fence, but it fell towards the neighbor's property.

It's an additional level of regulation to be sure, but I think it elevates the reputation of the city and the lifestyle there - which attracts a higher quality tenant and keeps the slumlords away.

Other park owners have told me that the increased income from rentals is offset by turnover and elevated r&m.

It's impossible to predict the future but I would say its safe to say rates will remain elevated as inflation proves to be very persistent in getting to the feds goal of 2% range. 

You can spend additional 20K and built an elevator that by itself will increase the value of property because it will become usable space. 

Architect made multiple incorrect drawings and elevations for the underground basement2. 

An engineering plan may also be required for grading/drainage and elevation of foundation. 

I am ready to have initial discussions/consultations with an architect about what can and cannot be built on my particular lots taking into account elevation changes, zoning, etc.Does anyone have recommendations for an Architect that does multi-family development and knows how to help the developer maximize square footage/unit count on an investors budget?
