If you qualify the person as a good prospect, I would go there unless its a long way away.If someone tells you they want to get $200k the first time you talk, and it ends up being worth $75k, I'm not sure if I would spend too much time on it,,but do your research,, often sellers have to be "walked down",,brought down gradually to the true price of what they own.I buy and sell radio station license,,I had someone that wasn't looking to sell, but I needed what they had,,he started out at $800k,,,we finally went to agreement at just under $400k,,but that didn't happen overnight, it was several weeks, lots of research, and we came to a deal that was good for both parties

It's hard to say if the rates are gonna go back up again or not, but so long as COVID stays chill I would speculate that travel nurse contract rates will gradually decline to about pre-COVID levels.If they do, nurses won't have the incentive to take travel contracts, and therefore demand for MTRs will fall.Don't have a crystal ball but that's what I'm observing, hearing, and speculating.

Right now a vacancy is costing you $62 a day.You can always gradually raise rent as most people might decide to stay with increased rent vs the cost/hassle of moving.

If a landlord purchased a building last year and kept the inherited tenants at their, let's say 60% of market rent (let's say their rent is $720 but market rent is $1200), then according to the new law, rather than the landlord gradually raising rents to market over 2 or 3 years (by, say, $160/month each year, so $880 in year 1, $1040 in year 2, $1200 in year 3 etc.) and keeping the tenants in place, the landlord can only raise rents 10%.
