My personal accounts have a POD/TOD beneficiary, so for purposes of easy transition upon my death (and to keep things simple - at least that was my goal) they effectively function the same way as a trust account would (only they're not technically trust accounts).Most of my periodic cash flow from these syndications comes back into my personal checking account via ACH. 

I'd recommend you set up keyword alerts so that you can receive notifications for any topics or areas of interest. i.e. a keyword for "Chicagoland" can help get you in contact with investors, RE professionals and like-minded people in the area.Lastly, you can use the search function to look up forum posts that have highlighted areas and topics of interest.Best of luck to you moving forward!

@David Sisson When I’m presented with a somewhat frivolous request for an improved article when the existing article is properly functional, I either decline or I say that I can bring in a new one, but doing so would require a rise in the rent.

To the average buyer looking for move-in (and updated) ready, these are not them, but they are not functionally obsolete either making them great BRRRS.

You can have a master servicer, special servicer, general servicer and they can all do different functions.

They recognize the advantage that gives them in functioning in a dysfunctional world.

Our REIA has a group email function so you can ask this type of question and get localized advice.

If the building is in fantastic condition and no big cap ex items are nearing the end of their 'expected functional life' this could be accurate. 

It is our 10-year goal to have a functioning hospitality and beverage focused project in the Glenwood Springs area of the mountains, this project requires significant cash-flow and capital to get started (and not bankrupt us along the way).Our current interests lie with purchasing an initial single-family unit to live in and work out of, with the hopes of getting into short-term rentals in the surrounding ski towns.
