@Nathan M kieferIf you are getting $400k in W-2 income, unlikely you will qualify as a real estate professional unless: (1) you have equity in the company and its in an industry that allows you to qualify as real estate professional; or (2) you have a spouse that qualifies.

Insurance companies appreciate that evidence if a claim were to be made.  

Some of these "turnkey" companies have really taken off.

But if you can put up a billboard on your land, you definitely should look into some of these other companies that will provide terms that allow you to grow your return as their revenue goes up.

Are there any insurance companies that people would recommend for this investment strategy that do operate in the Austin, TX area?

I am about to close on my first multifamily property (5 units) and I am having a hard time finding an insurance company that can give me any kind of decent rates.

But, the timing was harder on the next one where I was out of state and negotiating my employment contract with the company that acquired the startup I'd worked at for over 5 years.

If you have a management company be sure to underwrite their fees as well.
