He will eventually reach the point where his bi-weekly rent payment will have been paid in advance of the 1st of the month and then by Christmas time, he can skip a payment and use the money for his kids.

Hope that helps, but if you take nothing else away from this thread, please revisit the numbers or reach out to an appraiser, or consultant to underwrite this deal again to make sure you aren't overpaying for this facility, or it may be an uncomfortable Christmas dinner with your Uncle.....
