Low-income tenant performance can break many investors!

I am building houses on these lots and wish to sell to people who have capital gains so that they can benefit from the tax breaks.

If you have an easy property and an easy tenant and nothing breaks, you could in theory spend less by paying a lower % and not having any of those extra fees come up.

Those who give me an estimate, don't give me a break up of costs.

Very hard to repair as:1) Color codes change fast these days2) Leaving a box of spares leads to tenants breaking the whole box or throwing them away:(LVP is better, but you have to get the thicker stuff and install it correctly.

(I know what most people are thinking, not the most ideal degree to hold when getting into this business, but alas here we are haha) I am eagerly trying to break free from the whole "living paycheck to paycheck working for the man" type of lifestyle.

Don't forget the basics, buy property for less than what it's worth, not just because you are getting just a little money down.In negotiations, break everything down into pieces.

If an aggressive dog breaks through that fence it might bite somebody in the backyard.Just my 2 Cents.
