I think if I could get the property for $20k (lol, fat chance) it would be worth it. 

From that money, the company pays nice fat commission to your investment advisor and keeps the rest as their profit.They potentially could invest it in anything else besides annuities.

Honest forget the park info, and all of the above its worth every penny for the 3 days of belly ache head slapping humor from one of the best tellers of past deal stories I have ever had the pleasure of listening to.   

Since this is your first deal I'd advise starting small to limit your total exposure in the event the deal goes belly up, but don't just by the cheapest thing you can find make sure you're getting a good deal and when you are running your numbers don't forget to account for a PM (even if you wont be using one),CapEx, Repairs, & Vacancies. 

My market is considered low-income and I would like to have long term tenants so don't want to end up having vacancies should the economy go belly up.

If the deal goes belly up then each is liable for $200k.

Read some post or book or whatever somewhere and wanted to press to expand his net $4k monthly too $5k+, which no, pigs get fat and hog's get slaughtered. 

But plans often go awry, "Stuff Happens," and it should be good to still have a nice fat credit card to fall back on in case of emergencies.Also echoing what @Scott E. just said.
