Latest flip, we had flooring ordered and paid for, then it sat in a warehouse (with the fedex label created) for over a week (was supposed to go out within 2 days of order).  

I would probably start monthly or bi-weekly "safety inspections" to A) document any lack of evidence of risks/issues to the tenant's safety to be prepared to legally defend yourself in the future, and B) to monitor for new/worsening damage to the unit.

He never attempted to contact us and said that around 2 weeks after we had the roots removed that the problem came back.

Is it going to be worth it to save $500 on the drain when it costs you and extra week of lost rent?

I spent a few weeks in Spain and loved it. 

I started last year and just closed on my second multi, just 2 weeks ago. 

I have been voraciously studying and planning and implementing for the past four months and have just completed my first wholesale deal (closes a week from today). 

Will we continue to see properties sell 1-week faster than last year despite so many more properties coming on the market?

Price at $400/night, but discount down to $100/night within the final week….

I have only a few spare hours a week I would want to be a passive investor using property management companies.
