For anyone reading this and considering investing in a syndication.STEP#1: Go toSEC.gov | EDGAR Full Text SearchStep#2: Put in the name of the company listed in the PPM.If it is a Reg D offering, they should show up under Form & File: "D (Notice of sales and unregistered securities)"For example, for a registered offering put in "Sunnyhill Mortgage Note Fund" and you will see what I mean.

In my mind until they are lost they are all pre foreclosure.. when I chased these in earnest before the very strict  laws were put into place to make this activity very dicy we bought all of ours within 24 hours to 5 days of the actual sale at the steps. that's were you got the good deals.. if your mailing or contacting them with just the notice of default your going to not do very well at all.. they are not properly motivated at that point and you will waste a ton of time and money chasing those deals Along with most of these will have very little equity if any..

in simple terms the price is more or less justified if you sold each unit individually  but if you evaluate it as a multifamily property its 50-55% less than the current suggested price .... number example 4 mil asking price valuation (Residential calculation) vs  2 mil valuation (Based on NOI Multi-Family calculation) The property in question is a "text book" built and zoned as multi-family property no doubt...

It could be marketing your interest to motivated homeowners via yellow letters, post cards, cold calling, whisper messages, door knocking, driving for dollars, etc.Whatever method you select, use it constantly and relentlessly.
