Plus I follow the guy on social media and he is just as plain and boring as the next man except you can see through him that there is money to be made in real estate.

Call the Atlanta Housing Authority... and also the Department of Social Services.Social Services can point you at State programs.

They currently live off Social Security and $3,000 in rental income, so I don't think they need/hunt for stock losses to claim.  

@Matt Schelberg  just functional, physical and social obsolences at work in the market place.. its so foreign to us out here..

If you're sending them a few letters, combined with social media campaigns for a few weeks before you door knock, your time will be much better spent because you are seen as a consistent presence who is their to help and they have an idea of what your company does.

Try different things - open houses, networking, social media posts, some calling, some door knocking and stick with what works & what you like best.
