Whereas appreciation gains stays untaxed until sale (possibly never if held until death).There are a lot of ways to reduce the tax bite on this cash flow here are a couple ideas:- Contribute to your 401k up to the max limits but then you lose the liquidity on your money till 59.5 yrs old (10% penalty) this will give you a tax deduction on the rental income- if feasible and building is large enough it might make sense to complete cost segmentation on the useful life on the building components so you can depreciate them faster.
