We are foreclosing on a guy who filed defensive pleadings that the loan was not a business loan and he intended this property to be his primary residence- which is the defense that we do not want to see for many reasons.

As you've seen, being sympathetic doesn't help you or them - it only puts them behind and makes it harder for them to catch up.And, if you have multiple rentals, what you do for one you must do for all or you're guilty, by law, of discrimination.

The last time I had a vacancy , I had similar results . 90% of the applicants showed up and tried to plead their case , they either had credit scores in 500's didnt have enough income , or evictions .
