I'm sure any judge in a court of law will allow you plead ignorance & just "let it go".  

should i be as upfront as possible with both buyers of my primary home and sellers of my next home begging and pleading to close as soon as possible to each other so i can avoid being homeless and renting with a preggo wife lol?  

We are foreclosing on a guy who filed defensive pleadings that the loan was not a business loan and he intended this property to be his primary residence- which is the defense that we do not want to see for many reasons.

I'm pretty sure the landlord would be guilty of "rent skimming", which is in violation of FEDERAL LAW.

That will count for something.If none of the previous guests mentioned bed bugs then these people could be the guilty part that brought them to your property. 

The fix and flips on television are not very real so I hope that you are not guilty thinking that real estate is easy.

As you've seen, being sympathetic doesn't help you or them - it only puts them behind and makes it harder for them to catch up.And, if you have multiple rentals, what you do for one you must do for all or you're guilty, by law, of discrimination.

The last time I had a vacancy , I had similar results . 90% of the applicants showed up and tried to plead their case , they either had credit scores in 500's didnt have enough income , or evictions .
