If you have a BAD tenant experience on this property as a rental and lose several months of rent and incur substantial tenant damage that is all coming out of pocket whereas if you had even a handful of rentals the performing rentals and the monies budgeted for capex/maintenance/vacancy will carry that sort of loss.

The software interface isn't terribly efficient, but it performs its functions just fine)That said, I think there are some locks that have a wifi function and no fee, BUT they require interfacing with a smart hub - and the cost of setting that up combined with the amount of tech knowledge needed/potential for things to go wrong made me give them a pass.

From what I've read and watched - what it seems like in this case is you would assign the deal and not be involved...again I'm speculating since I haven't done it myself but I am trying to learn too.Where I think you would probably want to be is having the transaction go into a performance deed where the buyer has to continue to make payments.
