I would add find the club webpage call a couple club officials and vendors.

Return the tenant deposit as stated in the lease which is the official documentation. 

I state at the bottom that I am represented by an agent and ask them to consider this my formal offer with official contract & addendum's to follow with in 24 hours of their verbal acceptance of my offer.
