Hi Will,Look for brokers who charge a nominal fee, for instance $36.00 per month or less, these usually offer no leads and little to no help in that area, most will also charge you either a transaction fee of $295-$395 or a split of the commission.

I did find out that in Ocean Grove - homeowners do not own the land, they have a nominal land lease.
