Best you hand it over to a collection agency and be happy if they ever send you anything.  

In the case of laborers who are not working directly for a sub, we have them go through a local temp agency.

I know this is not an insurance agency but would it be smart to get an umbrella policy to cover ourselves and the 3 properties and potentially another property in the near future?

Agency agreements work fine when the agent is good, and are often necessary because some buyers just aren't up front people (although obviously read all the fine print and know what you're signing up for).Life is much easier with a good buyer's agent, and even as a longtime agent myself I would want one if I were looking for a home out of state or in an area with logistics I'm not accustomed to (irrigation, water rights, etc.).That being said, a lot of buyer agents are frankly not as good as they should be, in my opinion.

Since I am the owner of a recently started marketing agency and don't have a stable on-paper W2 income, we are using my Dad's income to qualify as a non-occupant homeowner. 

Ok I think I'll try my luck with a a different agency than the one I had been using and see if they can do that for me.

We have successfully worked with agencies who have received Covid grants and are paying back rent for tenants, plus the next 3 months.

I'm not really sure what agencies to make my complaint that would actually help others from falling to this type of treatment?

I'm assuming because we wouldn't want to have any blurring of lines or questions as to who's got the agency / client relationship.
