Accountants and larger property owners leap to Quickbooks because that is the preferred program that accountants know and use, and accountants I know generally prefer to avoid having to work with multiple accounting software suites, which is understandable, though a disservice to small firms. 

Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

CRE has much larger hoops to jump through, but I feel more confident talking to others about the basics of commercial real estate.

Sure everyone wants to make money but it can feel a bit empty when not giving back into something larger then yourself.

REI Live is one meetup group in Sarasota put on by some major players in the area, another local one started up and has a FB group called Suncoast Real Estate Investors that was meeting monthly, there’s another larger one that meets at the Bradenton yacht club for lunch buffet monthly, and one more that meets monthly at a Holiday Inn near Der Dutchman off Bahia Vista.

I guess we will have to make some choices. what do you think about the areas just a bit south like palm arbor or crystal beach ?

While yes the shares are private, it also protects them from larger funds shorting the company if it were public to drive the price down (which is why many list on alternative exchanges that do not allow for shorting). 

I am considering partnering with one or two of my associates which would allow us to buy a larger property (likely a nice duplex or triplex) since none of us currently have the capital for this down payment individually.
