If you have multiple properties in a specific state you really should have an attorney draft your lease agreements and start to understand the laws or get a property manager involved to advise on these situations.

It is difficult to maintain, it scratches, it warps, it stains, it needs to be cleaned with cleaners made for wood floors, pets tear it up, it transfers noise, it shows wear patterns, etc. 

You can even sweeten the pot by telling them they don't have to clean, and you will hand them their deposit on the day of move-out after a 10-minute inspection to verify there are no damages. 

Part of that process involved maximizing the asset to its highest possible performance (thus all the capital expenses and investment).

This house was very nice and clean (build later 1980) My tenant recently claimed there is mold on 1fl (it is like basement as there is no window, it is next to garage) When i see, the mold is not only one area but it seems widely spread on the ground floor (laundry room, wall, celiling etc) Since it is OOO investment, it is not easy to deal with mold issue.

But if you want low cost, but still have access to that then it's great, as well as all the pyramid scheme programs involved with it :)Personally, I'll agree with @Dan Guenther, that the actual brokerage won't make a huge difference, it is more about who you surround yourself with.

Then I moved on to purchasing my own rentals which are all clean BRRRRs since there are still deals here that hit the 1% rule, positive cash flowing, with lots of appreciation.

That way I’ve got the bargaining power of cash with a quick close and a super clean offer, and the benefit of financing later to get the best return on equity/ COC.
