After digging further, I found the back taxes to be more than I could handle and upon visiting the property, my intuition kind of took over; the neighborhood was terrible and run down, the windows and doors were boarded up, trash was everywhere and most importantly, there was no employment in the area.

I'd say she wants to avoid an agent's fee, but the desperation factor is counter-intuitive, because she wouldn't be trying to get the most out of the property with a quick sale, it seems to me.It could all work out fine, but desperation from an executor of an estate is really off, to me.
