Hey everyone, I just bought my first piece of real estate—land in NM, and now I’m looking to get into rental properties by starting with wholesaling in Atlanta. 

The biggest issue is that you have to be able to show cash in reserves.

I need to deed some property to an LLC.

I keep hearing how important it is to buy right and with houses going under contract in a few days,  how do you learn how to quickly estimate costs to determine whether it's a good deal?

This said, I think its very important to be aware of the surrounding areas in terms of projected growth and developments to help plan year 2,3,4, etc. 

Hoping to get opinions from the community on how they would enter the market and start investing if they were in my shoes:I have been saving and learning on BP for years, hoping to take my leap into real estate investing.

If they can't figure out how to make money, how are they going to teach you how to make money. 

To spend a few bucks randomly is similar to trying to sell homemade soap going against P & G by buying 2 time slots at 3 AM on the local free access channel.
