It ties into goal 4 but I allowed the external world to effect my mindset too much.

As I was doing that the county restructured and property taxes went way up killing most of my profit on the ones I hadn't sold yet.So I would probably not try that again unless there were external forces I knew about that were already working to change the area.My suggestion would be to get very familiar with the local government and chamber of commerce in the area and see what is going on.

I truly believe the road to achieving external success begins with having internal success within yourself.Here's the list!

Lets see what happens when the external stress comes off.There's millions of people who have always wanted to live in NYC but were priced out.  

Sadly, we are 2-weeks behind on our renovation (#1 above) due primarily to scope creep ... we had to replace 28' of external wall: 12' due to rot from a leaky penetration for a though wall air conditioner; another 16' due to improper framing when the unit was first converted from a garage/workshop into an apartment {long before we bought the building}.  

My advice is that your rent doesn't look high enough.  1% rule but that is a guess since I don't know all the external variables that will go into that.  

The property was also secured with steel shutters on all of the external doors and windows.  

@Joe Splitrock and @Zack ThiesenFire.The local requirements to get a C of A are pretty standardized across the greater city: third-party electrical inspection, carbon monoxide detectors on every floor, smoke detectors in every room, GFCI outlets in bathrooms and kitchens, shielded external outlets, fire extinguisher in the kitchen.

Stocks, Bonds and Real estate were bubbles set to pop or correct without any external event.   

Given that each turnkey provider has their own established PM, whether in-house or external, is there any downside to having my properties managed by 2-3 different PM's in the same market?
