(As a landlord, I always do best to fix any issue.. other tenant live without any complain and she is the only one...she say she will report health department etc..)Sametime, She keep saying  she want to move to another apartment (1fl for her mother as her mother has some disability ) she wouldn't leave.I didn't like turnover and it is section 8, I was going to let her stay til she find the new home.

I’ve not done any creative financing or invested out of state or short term rentals or fix and flips. 

But, the reason for the cash and the amount of time the cash is needed will decide if the LOC products are the best for you or something fixed like a cash out mortgage.

What's your biggest challenge in funding a fix and flip?

Lender 1's rate is 9.49% on a 30 year fixed and Lender 2's rate is 7.5% on a 30 year fixed and both have a 5 year declining prepay. 

If the disposal broke you fix once explain what can go in it, and then tell them you will remove if it needs further repairs because they always cause issues and hey if you are putting things in the plumbing that shouldn't be there then there will be plumbing issues.
